REIP · Rapid Edge Infrastructure Program

AI-optimized colocation. Demand-first capital deployment.

NexCore's Rapid Edge Infrastructure Program (REIP) acquires and activates existing powered facilities for AI-density colocation — a structurally underserved tier between hyperscale and enterprise build. Capital is deployed only against contracted tenant demand. This page is shared by direct link with qualified accredited investors and is not indexed publicly.

NexCore welcomes discussions with strategic capital partners, infrastructure investors, and operators aligned with accelerated deployment of mission-critical digital infrastructure.

The AI infrastructure gap.

Demand has already arrived. Supply won't catch up for years. The constraint is not customer demand — it is power availability and time to delivery.

Key Insight The constraint is not demand — it is power availability and delivery time. NexCore solves both by deploying inside existing powered infrastructure that already has utility interconnection in place.

Three non-negotiable disciplines drive every deal.

[ 01 ]

Acquire Existing Powered Facilities

Lease brownfield shells with utility interconnection already in place. Revenue-ready in months — at a fraction of new-build cost.

~$8M–$10M CapEx vs. $20–30M ground-up
[ 02 ]

Contract Demand Before Committing Capital

LOIs from qualified tenants are required before any facility lease is signed. Capital enters a deal — not a bet.

$0 capital at risk without validated demand

Expand in Phases, Each Independently Capitalized

Phase 2 triggers only upon contracted Phase 2 demand — with a dedicated raise. Existing investors receive right of first participation.

~5–7 mo. to first revenue vs. 3–5 yrs

Why this strategy wins.

Capacity gap

AI-driven compute demand outpaces the supply of contiguous, retrofittable data center capacity at the 1 MW–10 MW tier — the underserved middle of the market between hyperscale and enterprise.

Brownfield arbitrage

Existing facilities with utility interconnection in place can be repositioned for AI-density compute at a fraction of greenfield cost — creating a defensible cost-to-cure spread vs. new-build comparables.

Structural sweet spot

$8M–$10M per site is intentionally too small for institutional funds and too complex for regional builders — exactly right for NexCore's operating model.

Speed as a moat

5–7 months to revenue. Neo-cloud and AI operators cannot wait 3–5 years for a new build. NexCore is the only option at this tier that delivers inside their deployment window.

The numbers work — in both cases.

Revenue model is built on contracted capacity (base lease) with no commodity power exposure — utilities pass through directly to tenants.
